Make Good and Trade-In of SSI Schäfer Pallet Racking

Make Good Warehouse Solutions (MGWS) was engaged to manage a large-scale racking trade-in, partial reinstallation, and end-of-lease warehouse make-good at a 12,400 sqm facility in Orchard Hills, NSW.
The project involved the complete decommissioning and trade-in of approximately 14,000 pallet positions of pre-owned SSI Schäfer heavy-duty pallet racking. Demonstrating our flexible buy-back and trade-in capability, MGWS removed and transported the excess racking off-site while re-engineering and reinstalling 4,000 pallet positions tailored to the operational layout for incoming tenant, CEVA Logistics.
Following the racking transition, MGWS executed an extensive end-of-lease make-good program to restore the property to pristine condition. Scope included floor repairs across thousands of anchor points, deep mechanical scrubbing of the slab, external pressure washing, and internal repainting of office and amenities areas.
The full project delivered a seamless lease transition, substantial trade-in cost offsets for the outgoing tenant, and an immediate turnkey storage layout for CEVA Logistics.
Scope Delivered by MGWS
- Racking Decommissioning & Trade-In: Complete dismantling and trade-in/buy-back removal of approximately 14,000 pallet positions of SSI Schäfer pallet racking.
- Partial Racking Reinstallation: Design, layout, and reinstallation of 4,000 pallet positions optimized for incoming tenant CEVA Logistics.
- Floor Remediation & Repair: Epoxy-filling and structural repair of approximately 5,000 screw-in anchor bolt holes across the slab.
- Mechanical Floor Restoration: Industrial wash, scrub, and deep cleaning of the entire 12,400 sqm warehouse concrete floor area.
- External Building Washdown: High-pressure washing of external building facade walls and perimeter surfaces.
- Office & Amenities Refurbishment: Complete repainting of all internal administrative office spaces, corridors, and facility amenities.
- End-to-End Transition Management: Integrated decommissioning, logistics, trade-in value offset, and landlord hand-over compliance managed by a single contractor.
