Facility Location: 10 Buda Way, Kemps Creek, NSW   

Make Good Warehouse Solutions (MGWS) was appointed by CTDI Australia to execute the systematic decommissioning, asset recovery, and end-of-lease building make-good of their automated logistics facility in Kemps Creek, NSW.   

The core scope centered on the complex dismantling of a high-density, state-of-the-art Geek+ Automation RoboShuttle and P40 Tote-to-Person system. Valued at approximately AUD $5,000,000 and only 2 years old, the system represented a high-value, sensitive asset recovery project.   

The scale of the site required the meticulous dismantling of high-density storage racking and the clearance of 24,696 plastic storage totes. MGWS coordinated the end-to-end logistics operation, requiring approximately 50 semi-trailer loads to transport and relocate the entire system, robotics fleet, and components off-site.   

Following structural dismantling, MGWS completed comprehensive building make-good works to restore the facility back to property owner hand-over standards, ensuring complete compliance with exit lease conditions. 

Scope Delivered by MGWS

  • Complete Decommissioning & Asset Recovery: Safe dismantling and packing of the complete Geek+ Automation system, including 20 RoboShuttle 11 (RS11-DX) units, 41 P40A shuttle units, 12 dual-purpose charging stations, 12 picking workstations, and 5 putaway workstations.

  • High-Density Inventory Logistics: Managed the complete removal, packing, and relocation of 24,696 plastic storage totes.   

  •  Heavy Haulage Transport Management: Executed the entire outbound logistics strategy requiring approximately 50 semi-trailer loads to clear all automation grid frames, racking, and robotics hardware.   

  • Racking & Infrastructure Dismantling: Structural deconstruction of the 10.78m tall high-density storage rack profile and picking structures.   

  • Fire Services Decommissioning: Systematic removal and capping of integrated in-rack fire protection and sprinkler systems in line with site fire engineering compliance.   

  • Facility Building Make-Good: Complete structural cleanup, anchor bolt removals, floor repairs, and site restoration following dismantling to ensure full landlord handover compliance.   

  • CAD & Engineering Precision: Dismantling executed using detailed site CAD overlays and architectural layouts to maintain component integrity for downstream recommissioning.   

  • Expertise in Complex Asset Relocation: Executed by a team with 25+ years of specialist experience in warehouse make-goods and complex automated logistics system recoveries.
