Make Good Warehouse Solutions (MGWS Group) is a preferred and trusted national supplier to Ceva Logistics, supporting all make-goods and pallet racking buy-back/trade-in requirements Australia-wide.

This project was delivered within a tight timeframe across March and April 2025, including both the Easter period and ANZAC Day, which added significant scheduling challenges.

The site consisted of 19,562 sqm internal warehouse space, a 1,700 sqm canopy, located on a 28,000 sqm land parcel at 10 Park West Drive, Derrimut, Victoria.

Scope Delivered by MGWS

In accordance with the Condition Report issued by Ceva Logistics (lessor) and Charter Hall (property owner), MGWS completed all 57 line-item requirements listed in the CDC report.

As demonstrated in our project video, MGWS delivered a complete turnkey make-good solution, including:

  • Trade-in and dismantle & removal of 15,680 pallet positions of SSI-Schaefer pallet racking, purchased by MGWS Group.

  • Fire service modifications and hose reel relocation.

  • Dyna-bolt removal and core-filling of over 6,000 holes using epoxy (completed by our in-house team).

  • Line-marking removal totalling 6,000 lineal metres.

  • Concrete kerb and slab repairs, including 2,000 lineal metres of caulking.

  • Pressure washing of all internal and external warehouse walls.

  • Painting and wall/plaster repairs across internal and external office areas, totalling 2,000 sqm, including repainting all bollards in Safety Red.

  • Carpet replacement and steam cleaning of all existing office carpets.

  • Deep cleaning of bathroom and kitchen tiled areas, including roof tile replacements where required.

  • Window washing (internal and external) totalling 1,200 sqm.

  • Roller door repairs across 12 doors and loading dock maintenance work.

  • Electrical and data cable removal, including data trays and EV 3-phase charging stations.

  • Removal of all Amco rails with complete concrete repair.

  • Professional gutter and downpipe cleaning.

  • Mechanical power sweeping and scrubbing of all internal/external floors—totalling over 20,000 sqm.

  • Fence repair and rectification of surrounding external areas.

  • Disposal of all damaged and European pallets.
